Some renovation projects require hiring an architect (renovation with an extension of more than 40 m², renovation and modification of facades in classified areas…) or strongly recommend it, such as with a complete renovation or renovation of a ruin. The costs of renovation primarily increase due to the rise in VAT, which went to 7% instead of 5.5% in 2013 and further increased to 10% in 2015 (except for energy renovation, for which VAT remains at 5.5% in 2021).

Criteria that Affect the Price per m² of Renovation
— the area to be renovated: The larger the area, the lower the renovation price per m². This is an economy of scale effect: the unit cost of the product/service decreases as a company increases the quantity produced. Example: To create a hedge (about 5 meters long) with a neighbor, count about 200 €/m² (foundation, rubble, finishing). If your hedge measures 50 meters long, the cost can be reduced to 180-190 €/m².
— Access to the location: If your work is, for example, in the city center, expect additional costs, as craftsmen take into account the cost of parking, possibly fines (related to difficulties in parking),…
— the chosen materials: This ranges from the electrical switch, which can vary from simple to five times, to the choice of paint finishes,…
— doing part of the work yourself or only hiring craftsmen. Please note that renovations are subject to 10% VAT (since 2015) and it may be more beneficial if you are taxable for your income. Negotiating Prices with Craftsmen
We repeat, but it is important to have 2 quotes (ideally 3) per trade. This is the only way to find the right solutions, material proposals for your renovation.
